- Refinancing
If you’re refinancing…
Once we’ve determined the best loan program and accompanying interest rate for your scenario, our in-house loan processor will prepare the loan application package to submit to the lender. I’m still your point of contact, your advocate and your originator; I will be dealing directly with the lender on your behalf and communicating with you along the way. Most lenders utilize online portals these days, where applicants can e-sign any necessary disclosures along the way. This keeps the borrower’s time investment at a minimum throughout the loan process.
- Purchasing a home
If you’re purchasing a home
I’ll provide a pre-approval letter to your Realtor, who will start presenting offers on your behalf. Once you have an accepted offer, our in-house processor will submit the loan file to the lender. I’ll work directly with the lender, your Agent, and Escrow/Title to ensure the loan portion of the transaction is smooth and the lender is ready to fund by your contracted close of escrow date.
- Underwriting
If you require underwriting…
Once we receive all of the necessary documentation and have helped you decide on the loan product that best fits your needs, your loan application will be submitted to one of the dozen, approved wholesale lenders we work with.
There, the loan will be assigned to an underwriter who will carefully evaluate your loan application, supporting documentation, property appraisal and other legal documents that pertain to the property being financed.
Once the underwriter assesses the loan package, he/she will issue a conditional approval and may request additional documents before the loan is given the Final Approval. This process usually takes a few weeks and, for the most part, is handled “behind the scenes” with very little time commitment or involvement from the client.
